Like any other business venture, investing in real estate has its pitfalls as well as advantages. Some investors however, find the pitfalls too late and thus ending up in a position far worse than they bargained for. So, how to spot and avoid such situations?

The red flag that should first catch an investor’s eye is the feeling that the deal is just too sweet. Usually, this means that the price is much, much lower than the fair market value. Sellers may have reasons for this however, like needing the money as soon as possible or they are moving to a different location and needs to unload property. When this happens, you can inquire in a friendly tone where they are moving off to, although this may not completely validate a story, it’s a step.

Inspect the properly thoroughly to make sure that there are no problems that could be passed on to you. Bear in mind that real estate problems are not just on the physical property itself, the legalities surrounding the investment, more specifically, expenses.

Some debts are attached to property and are usually passed on from one owner to another like an unwanted disease. Because of this, carefully check the legalities surrounding the property, and don’t hesitate to consult your lawyer when it comes to such matters. This could save you a great deal of trouble in the long run.

There are also rules involving health risks of a certain property that would demand unending penalties. This is a situation that should be avoided at all costs as penalties could follow you for a lifetime.

The backbone of real estate investing being very vigilant, if you see unfixable problems, then perhaps it’s time to withdraw from the real estate investing deal.
