The best way to deal with problematic tenants is to establish well grounded policies and explain it to them thoroughly, nothing like good understanding to help the tenant-landlord relationship. However, as they say “talk is cheap” so make sure to have a written document stating property rules and regulations and having these signed by the tenant. Explain the contents of the document thoroughly and let them review it first so that the prospective tenants would know exactly what they are signing in for. This would minimize if not erase all possible problems with the tenant-landlord relationship.
Before that though, you should first go about the usual ways of showing the place to a prospective tenant, asking for references and if possible – ask for a valid ID. The most important thing is the reference, so make sure to check those thoroughly. Since you are letting these people into your property and therefore have a direct interest on what they do under your roof, it is never a hassle to check their background via previous landlords.
