The description would depend on the legalities. The difference between the two is:
Tenants are allowed unequal interest and if the co-owner dies, the share in the house is left to the beneficiaries.
Joint Tenants basically have half ownership; the death of a co-owner would mean that the share is to be divided by the surviving ones.
Expenses are usually discussed between the concerned parties. You could decide on splitting spending based on the interest of each partner or how often is the how used by each co-owner.
The option of selling a co-owner’s half is usually left to the co-owner’s discretion. He or she could sell his/her part without the approval of the other proprietors unless a contract is entered to beforehand stating that the option of buying a property would first be given to the co-owners.
